Apartment Building Construction Price Index, fourth quarter 2015

The composite price index for apartment building construction rose 0.1% in the fourth quarter compared with the previous quarter. The increase was largely attributable to higher material prices reported by contractors in the architectural and structural trades.

Of the seven census metropolitan areas surveyed, Montréal (+1.0%) reported the largest gain, followed by Ottawa and Toronto (both up 0.2%). These increases were mostly offset by declines in Calgary (-0.6%), Vancouver (-0.3%), and Edmonton (-0.2%).

Year over year, the composite price index for apartment building construction rose 1.0%. Toronto (+1.8%) recorded the largest year-over-year increase, followed by Vancouver (+1.4%). Edmonton and Calgary (both down 1.3%) reported the only decreases compared with the fourth quarter of 2014.

The Apartment Building Construction Price Index is a quarterly series that measures changes in contractors' selling prices of new apartment building construction in seven census metropolitan areas: Halifax, Montréal, Ottawa–Gatineau (Ontario part), Toronto, Calgary, Edmonton and Vancouver.

Selling prices include costs of materials, labour, equipment, provincial sales taxes where applicable, and contractors' overhead and profit. The cost of land, land assembly, design and development as well as real estate fees are excluded. Value added taxes such as the Federal Goods and Services Tax, and the Harmonized Sales Tax are excluded.

With each release, data for the previous quarter may have been revised. The index is not seasonally adjusted.

Next release

The Apartment Building Construction Price Index for the first quarter will be released on May 10.
